There's only one person I've followed for years and still have the same feelings for him and that's Vikas Divyakirti. The guy appears to have not changed even with all the fame and name he got. Check some of his old videos and he's still the same; I don't know for how long, though.
Yogendra Yadav was the same before he joined the politics.
India against corruption wala. That whole group came out suddenly and then formed their political party known as AAP. This guy was expelled from the party in 2015 because he had ideological differences with Kejriwal. Before that, I remember he was always seen in NDTV broadcasts during the election coverage with Pranoy Roy. He was never the same before or after joining politics. BTW.. Yogendra Yadav's childhood name was Salim. Grin

Yeah, feels like it. I haven't rented a place or had any tenants on my property, so I can't say with certainty how much growth the rental market has seen in the last 10 years. However, I did sell some property at about 14k INR per gaz (or square yard, if you aren't familiar with gaz), and now the same property goes for about 38k INR per gaz, which is roughly a 2.7x growth.

Then again, rental and land values are two different sectors, and things heavily depend on the area, locality, and development. For example, property prices in Jewar skyrocketed because of all the development there, but the same can't be said for all the surrounding cities.

With that said, average rental growth in India is around 10% - 15% per annum.

If it's lesser than that then your property really did a great job and if it took more than that then we can say the returns were not really that good.
With that said, average rental growth in India is around 10% - 15% per annum.

On paper property appreciation appear strong in many Tier2 and Tier3 cities. It could be 2.5x to 3x over 8 to 10 year. But rental yield is still hovering around 2 to 3% in most place. You know, most people don't buy asset for cash flow, they buy in expectation that price will increase in future.

Location has also become very important these days. I have observed that price are skyrocketing in area near upcoming infra projects. And the rest of the city is mostly flat. So, how will we understand true picture if we are given an average figure?

If I am not wrong, the average rental yield in India is less than 6%, heard it from multiple investment advisors. And my 10x growth in the last 10 years is only in the metro cities. Let's say in Bangalore the decent 2bhk flat is rented at 50K or even more but 15 years back it was less than 10K in prime locations and the scenario is more or less in all the tier 1 cities.

In Delhi as well, rental yield is low and hardly goes above 2-3%. Solely talking from ownership POV. it's only beneficial if you have multiple residential properties on rent. Came across plenty of jaat, gujjars and baniyas who earns like 15-20 lakhs pm just from rent.

You are set for a life if you have few commercial properties.

You are set for a life if you have few commercial properties.

People who were smart enough to acquire some lands and properties with rental yield are kind of in safe zone no matter how the economy evolves and Indians used to the concept of passive income even without knowing the actual concept. But this are different and even buying one property seems out of reach even for a middle class person and they might need to spend their entire life savings to own something but contrarily there is always someone is ready to buy when there is something up for sale.

The rental yield and growth in rent are two different things and in the previous discussion we were talking about the growth in rent.
For example a person is paying 15k rent per month then the next year it will be 15k + 10% which is 16.5k per month.
So this is the growth in rent whereas a rental yield is the return on property as a form of rent which is around 3% on average per annum.

You are partially correct here. The average rental yield is 6% but only for commercial properties and for residential properties its only about 3% in most locations in India.

TBH regarding family like Jats, Gujjars or baniyas, their property portfolios weren't built overnight.

This are generational wealth!

They built these rental empires using land purchased for peanuts 30 to 40 years ago or through substantial government compensation received during land acquisition.

If any new investor today were to enter Delhi market with fresh capital and try to generate this level of cash flow at 2 or 3% rental yield then they would have to lock up crores of rupee in capital, which is by no means capital-efficient, imo.

The average rental yield is 6% but only for commercial properties and for residential properties its only about 3% in most locations in India.

The rental growth depends on the location, if the property is in a developing location and we bought it for cheaper then in the next 5 or 10 years it is gonna give us a huge returns but if the property is already in the middle of a market or in prime location then it reached it's treshold value and the growth is almost stagnant, the price increase is only to keep up with the inflation rate. But the same property that is stagnant was growing rapidly before 20 years, so the real estate will not keep giving us returns for very long time, the period is about 20 years on an average and then we can sell them and buy in a developing location.

Baniyas might be came as investors but likes of jaat, gujjar and yadavs used to own almost all land in Delhi NCR when it was jungle. Compensation etc helped as well.

Did you guys notice the recent Apple price hike on existing iphones ?
I was planning on to purchase an iphone 17 but was waiting for the launch event so that I can buy it at a cheaper rate.
Usually the price of old iphones are reduced once a new iphone is launched but things changed this time.

I tried almost all online sites but existing iphones are out of stock almost on every e-commerce platform.
Also, I had contacted many offline stores like Reliance Digital, Croma, Vijay Sales etc... but they are also telling that it's out of stock.
Some people are selling the old iphones but also adding a mandatory Apple care with it and have also discontinued all credit card discounts.
This just shows how greedy all the retailers are and exploiting this price hike to it's core to fill their pockets.

I won't blame the retailers, they just get lucky. Imagine someone stored huge amount of sugar and the price hiked and now selling it for a better margin is just a good business tactics not really a crime. But the culprit here is Apple brand itself, they hiked the price around 15K for the based models and they might argue that due to semi conductor and memory storage demand increased causing this but they only hiked to this range for India.

Bhai idk about you guys but meri toh fhat jati hai price dekh kar lol. My phone budget is 10k at best and atm using some "techo spark" which was under 6k.

Did face some peer pressure here n there but my lower middle class mind still can't comprehend the concept of spending lakhs on just phone.

Sometimes we don't realize that buying an iPhone using Bajaj or credit cards at EMI doesn't make us rich, we are just stuck in the debt trap. It is fine for a brand to set whatever price they want and they have all the rights to do that but when a brand only do that for a particular country then it doesn't feel right, already, social media is pointing out this move by Apple.

The typical Indian mindset is all about buying something that we consider a value-for-money product and clearly an iPhone doesn't fall under that, but paying another 15K extra with no valid reason will affect their numbers.

Generally, the price of Android also increases, but it is due to the demand for memory storage tripled the prices.

10K devices are too basics, setting this price at 20k might be good. I bought Iqoo which is a good midrange and complete all rounder.

10k phone seems like you don't use your phone much but yeah, I can understand, even I don't use it much.
The current one is around 4 years old and yeah the iphone I was planning to buy was not for me but was planning to gift it to my wife.

The current one is around 4 years old and yeah the iphone I was planning to buy was not for me but was planning to gift it to my wife.
The plan is cancelled for the time being due to price hikes.
In general, most of us use phones for sending messages and for calls. Some of us might be using it for being active on social media. I personally do use an 80k Android phone because I have experienced that costly phones from a good brand tend to last longer than an entry-level phone. I do play games on my phone, so I need a good processor, which I will not get on an entry-level phone.

BTW.. Did you guys check the names in the FIR by the CBI in the Disha Salian murder case? It looks like a big scandal is in the making.

Apple product prices are not just exorbitant but unrealistic as well.

I have always seen their products as a waste of money that could be put to other good use. At present, I am still using my 2021 Android phone and it still works nicely to get all the work done.

I dont understand why certain people will always rush for the hype. Someone will surely buy that folding phone even if it has no new practical use.

Just to show off and take a selfie with it, and to claim they have better device with apple compared to an Android. But those statements are invalid now because we have even better camera phones from Android in the last 3 or 4 years with better specs and designs and the only thing they are still holding is with their video clarty. And it is mostly due to the optimized software rather than a better device. Smiley
