The negative side is quite dire. Uncontrolled third parties come with real estate. You cannot monitor tenants' actions behind the walls. Your name is included in court records and police reports if a tenant conducts an illegal operation or is visited by police.

You run the risk of losing a lot of money without actually gaining any rental income. Nobody rents up a room or apartment at a higher price because your name is posted on the street sign. It has a value of zero for its commercial use. Limited liability companies and generic trust names are used by smart property owners.

‎I was just thinking how much I have had to input my house address in most of my documents and bills and what concerns me, as to the reason why I brought up this post is because all my documents bear a singular name in the person of the owner of the street who happens to be the landlord and while he has built his own reputation over the years, using his name on my address makes him even the more popular in a good way because his real estate property is registered with his full names as the business name.

And its most important feature is the presence of an OWNER! An owner who takes responsibility, reaps the benefits, and grows their business. Do you want to give that up? I believe when we are talking about a name, we are referring to reputation. A name that has been used by someone or a name that has been used before, and something happened that has led to painting the name negatively, I don't think it is still good to use that same name for a business again.

Is not even possible because when registering a business name there are names you would prefer and the system may not accept it because another business already has the name, so even if there was someone who have tarnished their business name because of the things they have committed you will never share the same name with them because any name you would have will definitely be something that has never been on their registry before. Registrating your business with your real name is not a bad idea,even those with good reputation also end up getting bad report from people who don't like them ,but one thing I have come to understand,all those things depends on individual,some persons don't want to be known ,they can have so many properties without anyone knowing it belongs to them ,some even uses they children names or something different for people not to understand they own it,while some persons want the world to know they have this and that ,so I personally I don't see anything wrong with using your real name but if it doesn't pleases the owner one can as well use a different name it's still good , everyone has different motives and how they do things , all balls down to reputation they have and want to maintain.

In business, your background image has a huge impact because many people connect with your business because of your personality. I think the issue of NOC in your name itself is not a negative thing. Do you agree that people don't trust your business because they don't like your personality? In my opinion, yes, many people have bad comments about your business even though they know that your product's quality is good and all your aspects are authentic, and instead of this, they don't have trust your business because they dislike you.

 So it depends on your preferences, because many people don't like to use their name and some want to use their own name in business, but on a realistic basis, these things are not any worth it. The actual concern in business is that you are obeying the law and maintaining the standard of quality. So, hiding your name or displaying it is just for your own interests and the real thing is to satisfy the customers. Do you believe in hiding or displaying your name according to your business?

I've seen businesses which are only looking for business office address but their main operations is on their houses, most of their employees are WFH.

IMO, this is also a good office that you're going to allow some businesses to use your address and name of your property for that.

But that's also part of the renting business. I just don't know the exact terms on the agreement but I've seen such setup and I think with this digital workforce growing, there's a future on this type of business.

And from that, your name can also have that exposure as long as the business is legal and registered.

Go ahead and get your business name registered in your real name and address. You need it more than your fear that it be referenced by bad people. Will people stop doing business because there are bad people? Your clients will not trust you completely when they notice you are using fake names and address in your business name. So think twice before you act.

 But me I don't know for others though, but even if you decide to make use of your real name, it's never a bad ideas. Because using that Name will surely bring development to you as many people will feel comfortable or customers will trust you more as a genuine person controlling the business, it's just now let's for how manageable the business maybe, the only important thing is business is by maintaining a great records and the approaches to customers. Landlord,knowing that any personal name that's been use is may seem like a firm branding, the reputations actually depends on the person's habits and how great the business is, advisablelly, I would prefer to make use my real name that can be protecting  throughout, than any other one.

There is no problem in registering a business with your name. If people like tenants use the name in some places, that does not mean the name of the person will become not reputable anymoreb if the tenant do something wrong in the society.

Registering a business in your name has got nothing to do with the services you would be rendering or the products you would be offering for purchases.

If your services and products are good and of standard quality, no one would care about what you choose to name your business. At the very least, it would transform into a brand and where ever it’s found, people would have some level of expectations and a placement for it.

Yes you are correct, using that same name reminds people of the bad reputation of that company or I’ll rather say gives people a negative thinking about that business. People will actually feel with that same name, same thing that happened to the company that led to a bad reputation will still happen again. But using a new name signifies something new to the public.

Using your real name for your businesses or say properties isn't a bad idea idea since that could very well help folks build their reputation as well as popularity...Surely it would make no sense for me to register my business or establishment under someone name or a false alias, coz doing so may make it difficult for your customers that knows you to locate you simply because they don't know that such business is owned by you... Moreover if I own a property and a tenant of mine commits a crime there, that dosen't make the crime suddenly mine because it was done on my property....If that was the case then lot of land owners would have been arrested and sentenced to jail for no just cause...

Well I can see that you are only thinking about the bad side of using business name of a bad person, why don't you think of using a business name of a good person and see that the life of a bad person change's. The truth is that this case is vise versa, meaning that it depends on the reputation of the business name ond who used it for business. who used the reputation there is nothing wrong in having a business name, you wouldn't use because of how the reputation will be used by many people and decide not to have a business name. The truth is that if you are a good person, you don't mind where your business name is used or who used it, all you know is that the e pesos is covered.

The address has nothing to do with his reputation if the crime is not directly traced to him. The law holds the offender accountable and I've not seen where references is made to address in the face of honour or dishonor, it is always tied to the entity in question. The only exception is if you are directly related to the man that the name appears in your address, he is your mentor or you are at a place with his recommendation or you're his staff, then he shares in your honour or dishonor as the case may be.

The owner of the building is not responsible for the behavior of his tenants, what he does is business, whatever the tenants does in his building is non of his business, that's the rule of the law.

The owner of the estate I only caught when the source of funds in building the estate isn't legitimate.

What your tenant uses your building to do is also your concern because whatever he does in your building could affect you as well,you could be arrested if he is using the building for illegal activities or commit crimes. You could be held responsible if you are aware that he has been using the building to commit crimes and didn't reported him to the police as you could be arrested on the ground that you aided and abettted him to commit crime under your property, that's a serious crime.

Nobody has the right to arrest you or seize your estates on the ground that you used illicit funds to build them without evidence. as long as the money that you use to build you estates came from a legitimate source then you have nothing to fear because you didn't broke any law.

At the end of the day. It’s to the owner if he will value those criticisms given to his name while he is not the one that actually using it.

I have business too that name with my daughter and people keep using my business address as reference on their package, bills and other matters since it’s the known landmark in my area. I don’t care what people includes on their address as long as my address is not use specifically to received illegal things.

Those reputation just matter if you value public opinion and they insist it to you but if it’s just a mere gossip then I usually just ignore it since people that will be envy to you will always find way to dirty your reputation.

​Well I think it's a good thing, because without trust and reputation, your business wouldn't grow. And when you make use of your real name those who know you would be able to easily find you just to patronize you, and it as well gives your company a stance a symbol to identify you. All this stuff might look less valuable but if you were to use some other name, you would be building your reputation from scratch because that's not the name folks know you with. Even if it's just a few friends at first that knew you with that name, when what you are offering is best of quality, they will spread the rumors, and that's how step by step you can actually become someone known by many. If the street was named after him, then I don't see a big deal. I mean, as his tenant, it's normal to have our house address in your details. That has nothing to do with the landlord.
This is why personal details should be protected, because there is nothing you can do and put things like this. If there is ever a data breach, a lot of you are exposed. I watched a YouTube video where a hacker got the personal details and credit card history of the interviewer through a data breach.

As for the address, he or anybody who owns an apartment building for rent has nothing to worry about. Your name may be there as the owner of the building, but you're giving it out for rent, so you're not totally responsible for what happens to it.
There is nothing you can really do about it.
Just recently, while filling out some details at the bank, they asked for my address and asked for a landmark area close to my house, and I had to give them the biggest hotel in the area as reference. There is nothing the owner of that hotel can do about it.

I still think it’s a good idea to register a business in your own name, even if it requires providing your full personal information. Not everything should be viewed solely through the lens of privacy, and in business, disclosing your identity isn’t a bad thing, in my opinion.

‎Let's be clear here: a crime committed by someone living at an address is different from the crime committed by the person whose name is linked to the address. Both have different identities. Even with employees (which happens every time), the crimes committed by them don't make the company or the owner guilty. These are two different situations.

Professionally, it's bad to own a business in your real name; you need to separate your personality from your business for many reasons, which are deeper legal and protest reasons than what you are inferring here. Not separating this could be damaging to the owners of the company financially, or worse.

Just because a business is already using a name doesn't mean nobody else can use the same name. It still depends on the industry, type of business and area. Two businesses can have the same name while operating in completely different field or region.

You're absolutely right that business name is important, but it should not be the main focus. In business, if the quality of your product or service is bad, no matter how good the name sounds, it ain't gonna save the business.

If we are business owners then we need to concentrate on product, service and customer experience quality, since they are the real reputation builders.

So you mean that the property itself is named after the owner? That's why you always have to input his name when using your address? If that's the case, I don't see it as a problem to be honest. A lot of businesses (outside real estate) also uses their name as the business name itself. Some uses initials, surname, or the whole name itself. Since it's your own business, you are responsible how you will manage it and if it will do great or not. No one else to blame if things didn't work out since you're the one managing it.

As for your concern, whether other tenants may do bad things and it'll affect the landlord's name, it's also his responsibility since he's the one assessing the client first before leasing the place to others. That's why landlords sometimes gets too picky with their residents because they don't want risky people in their property because it'll affect their business too.

To what extent is the effect of business to the growth of the business if other factors are neglected? Does the name that is given to a business play more role in the growth of the business than how well the business is structured?

If I own a property, I will invest more in how good the property looks than how easy people tend to know that I'm the owner of the property. If you're intentional enough about your growth, some of your earlier properties will be too insignificant to be called yours and at that time, you won't take it as a thing of pride that when people see those properties that they easily refer to you as the owner.  The likes of Aliko dangote is one person that build most of his brand by his name and fortunately, he's able to do it really well. All the products he ever brought to light didn't do well just because they have the name dangote even though in the long run, the name has gained a certain level of trust in the heart of users but if he had built the business with other names will putting in the same effort, it would have still succeeded.

The main advantage of using your name for your business is to give the business a good start if you already have that goodwill so people don't struggle to identify with the product. You should be ready for it to backfire if the business isn't performing well.
