land prices will always increase every year even though slowly, of course land is the best future investment and I think almost every country is like that (not just in your country)
but land investment is not a good investment to make a profit because of the slow price movement, it's just that this investment is more of a promising savings for the future.

now, everyone who lives wants a permanent place to live for the future and their children, people will work hard for that and for some rich people making land for investment is inseparable from the possibility to take advantage in the future or prepare an inheritance for their children .

Personally, I don't really like investing in land because I think there are many other investments that allow me to make big profits. I buy land only for living quarters, avoiding renting all my life.

landed property is a very good investment but I think this depends only on the location where the land is being bought. Landed property is a very good for those  who have a better idea and good finance to set it up that more money will be generated from it. Apart from building in landed property it can also be another means of investment by keeping the property for a very longtime without having any form of building and sell it in a huge amount after some years.

It's still one of the best investments so far, because everyone needs a property for a living or to settle up their business, meaning there is a constant demand for properties. People who can't afford buying one will rent it, what will generate passive income for the owner. Properties are the key for financial independency, as all you have to do is to manage your buildings and give maintenance from times to times.

To choose a region where jobs or educational industries are strong is important, because that will be the decisive factor guaranteeing there will be a constant flux of people renting your properties.

There's definitely some differences in terminology at play here. I think you mean buy land and property instead of the odd phrase landed property? It's also real estate instead of housing estate, to use the American phrasing. Paying a mortgage, at least if the property is freehold, is essentially paying to buy a piece of land with a building outright. Maybe you're talking about leasehold properties, where you have to pay a separate "tax" to the land owner in perpetuity? Be careful with assuming land will always go up as well, because like gold it can be loosely attached to economic cycles - when everything else falls and is cheap, land does too.

I have also thought about buying some land as a long term investment, the only problem I see is the fact that my local government can be very aggressive on those who own land or any kind of property. They do not allow or do not set clear rules on renting and ownership or multiple properties, making the possibility of losing the investment to be real.

I have seen it happening here in Venezuela before, home gets invaded by outsiders and the government rather than taking care of the problem, just ignore the fact it is a crime and even favors the invaders if there are children among them, It is just a complete travesty on the respect for private property. 

Land investment is highly recommended for the long term and can produce as long as we know how to manage agricultural land or other property. Land investment does not have to be in a city or near a highway, which certainly has a good view of the strategic future or for old age retirement for agriculture. the risk is not big if the investment buys land

I would've read your entire comment and moved on but since you mentioned Nigeria in the whole certitude of the profitability of landed property, can I point your attention to the fact that no business is without its own risk? Nothing in the world is without risk; even sleeping in your room or anywhere has its own risk too. Haven't you heard about people getting crushed in their sleep? Back to the issue at hand, what about natural disasters like earthquakes, flood and all that taking up areas of land one bought? Can you still say such land can be recovered and sold? We saw how flood engulfed parts of Bayelsa and property on those areas made worthless. Till date, there are land owners in those parts who lost out and the few who still have access to theirs can't even sell to recover their money as no one is willing to buy from them because of reoccurrence of flood in those areas.

Without needing to be debated, this is indeed a very good thing considering that for now in an increasingly sophisticated era, property and land are indeed one of the best assets.
But of course when saying this, it cannot be separated from several conditions where we also have to have very large capital if we really want to be in it.

Land or real estate property is indeed really that something that could make yourself that financially stable or simply being rich but of course it would really be entirely depending on the locations of those properties because not all that attached to real estate would really be ending up something like that success on where most people been assuming. It would really be still having those criteria because not all properties ending up
on having the potential to make income but if you are that someone who dive in with this venture and do knows on what you are doing then you would definitely be having that kind of potential on earning.
The thing on here is that real estate business or investment isnt something cheap. You cant really be able to buy up a land or a property because its not something cheap that anyone could

There is no such thing as "best investment".  The best investment portfolio is one that is diverse.  Sure land may be extremely important where you live in Nigeria, but in other parts of the world it's not nearly as important to have land ownership.  In fact in many places is actually makes more financial sense to rent, and invest in your future through financial products such as 401k's, IRA's etc.

not only in your country, in my country land prices continue to increase every year. and it is true that we should at least own land to avoid paying rent for a lifetime.
if we own land and sell it at the right time then we will get a decent return in my opinion and if we want to get a good return we have to be good at choosing the location of the land. but actually land is not easily traded.

Land prices will continue to be expensive because the population continues to grow, in my country the price of land also continues to rise, unfortunately a lot of land has been controlled and politics, if the economic and political situation is stable, the price will continue to skyrocket.
