I would also like to agreeing with you in this point that one of the best investment is to investing on land property. Because if we look at all other types of investments such as gold, bitcoin, stock market, there are volatilities in which some are low and some are high, but if we think about the price of any land property, we will see that its price will only increase. In most cases this is the case.  And so I also think that investing in landed property would be the best thing to do if you can afford it.

I've heard several cases people think land don't depreciate but I've seen in cases of emergencies when a seller ( vendor) had to give out his land below his bought price simply because he wanted to solve a very pressing issue and he had no option but to sell it out.
Recently my elder brother had some financial issues with a client and since alot was at stake, we sold our family land below the actual price and also forfeited almost w plots just to attract buyers and please don't get me wrong but I'm just trying to make you see reasons possible to make the price of land depreciate.

One reason land is always preferable  is simply because it seems safer and also has some sort of guaranty and it is been back by law to own land as long as one can afford it.

Yes, collecting landed estate or property is certainly a good investment as its value continue to appreciate especially if it’s located in the heart of a city. That will give a passive income especially if you are using that property for business. Unlike other investment that could easily depreciate its value like stocks or cryptocurrencies once its market is affected by some inevitable factors, landed property prices will continue to surge high especially if the site is ideal for commercial.

That is why others that can afford it are really buying lands, and it depends on where it is because they can have multiple businesses there. Also,  mostly in the province, when they see that there are potential areas, they will take the risk to buy because it will not depreciate the value unless there is risk in the areas, but mostly right now, all of the lands that were forsale before were sold at twice their original price. If I do have money, I will really buy a land for business or personal purposes.

Of course, people who have more property and estates are living a happy life today. If one has agricultural lands, the income can make his life very good. If one has waste lands, then by making various residential plans there, they can earn a lot of money.

But here one thing needs to be noticed that if some people have vast land and majority of people do not even have land to build their houses then it is a matter of moment for the government of this country.

In our country Pakistan, some people have very big properties. Majority of them are political, military and occupation mafia. While some people do not even have their own house to live in, and spend their whole life in a rented house. Where more properties come out of government patronage and come into the possession of a few people, There are always injustices. I think governments should also make a property law to prevent some people from owning more land.

I was born into a poor family and did not inherit any inheritance, let alone inherit great value real estate. But I have never felt unlucky to have poor parents. On the contrary, I also feel that I am incompetent, useless when I cannot provide for my parents with a luxurious life because, without them, I would not be where I am today. The rich continue to be rich because with money and good idea, investment are easy to control and easy to build to reality, you don't need to be there to make it work, people can be employed to the work while you sit at your office and manage, at the end of the day, you receive you profit and pay your workers, it continues that way and the profit keeps coming, that is how the rich continues to amass wealth.

Land is considered to be valuable when they are around the metropolis or maybe in the megalopolis, having land around such areas never depreciates and there are demands every day due to excess migration and activities, these areas are always demanding with land even when they are situated around corners of the city, the development will surely reach those areas and you get to sell your property at a high price. However, lands in rural areas aren't as profitable the way it is in the city due to limited activities that are going on, so it is better to choose wisely when it comes to landed property investment and make sure all papers are complete to avoid buying from fake people.

Indeed, there are many benefits that we can get from investing in land. The land that we have can be used for gardening as you said. Even for our personal needs we can avoid a food crisis if we plant crops that we can store for food stocks. such as wheat and rice.

I don't think that property matters are fully controlled by politicians, because what I saw of the same cases in my country were mostly those who managed housing, most of the owners were people who were not involved in politics. Housing managers in the area where I live are more independent and represent their own company, so they are more inclined to work with BANK lenders and personally manage it all for their company.

Most of the people who work in this sector have enormous wealth and I believe the housing sector is currently very developed. Moreover, the nature of buying a house involves credit and must be paid in installments every month with a repayment period according to the agreement of both parties.

Not only in your country, in almost all countries when we don't have land to build a house our life will be much more difficult, in the end we have to rent a place to live for life. The solution is to buy land when the ability is there and you can build it after all the preparations are met. Land never depreciates and is also the best investment if we can afford it.

It sure does, price of land can go down for decades, a century or more well past the lifetime of the people who own it.   Business will sometimes move away from an area for a variety of reasons and the price of land can drastically lower due to less demand.  USA has alot of land and its true generally land is a better investment then many things long term but theres no guarantee it will ever go up again in your lifetime.   The primary reason to buy land is to use it and I would be uncomfortable otherwise, speculating empty is for rich cany people to guess on but most should have a plan of use for now and a decade forward.

There has to be so many empty towns of land that are no longer relevant due to mines closing or trade passing onto larger cities.   Its unfortunately a risk anywhere must take, I just hope I would recognize a trend of decline is a loss worth taking to sell early rather then wait.

That's absolutely true and those who invest in land are those who already have a lot of money, land is a long term investment with very little risk (almost none) and also a small profit possibility because the movement of land prices is quite slow, this is only suitable for Long term investment and for people who already have a lot of money, of course, land is a good investment.
But not for people who are struggling to make money, there are many other investments that have the possibility of big profits such as investing in crypto.

I think that's not true in a sense. By that I mean there are cheap lands too, like I can find a land that is not allowed to build a home or anything, it's a small land with no right to build anything on top of it, just empty land for no good use, and I can buy that for less than 1000 dollars, because nobody can profit by doing anything there, it's useless, you can't even put a small tiny storage there, so why would you want that? But of course, if we are talking about land that you can build a whole apartment on it, then yes you are going to spend a lot.

A friend of mine did so with a farming land for example, it wasn't a house building land, no rights for that, but he was allowed to put in 122 trees, he did that and he flipped it very quickly for nearly a double amount. All he did was get an empty land, get 122 saplings, plant them, clear the land of course, and he flipped it for double just with that much work.

I think that land itself can be a bit more risky investment than when you already have a house on top of it. The land itself doesn't give any really benefit to people because they will first have to start building a house which could take quite a long time and can be very expensive. The same goes for using it for agriculture, if the piece of land is in a city, then there it's probably not allowed to start farming on it. So, the only real option is the sell it and let someone else build a house on it, or take out a loan to build the house yourself. In my country we saw a huge increase in the prices of building materials over the last 2 years. All the big companies use the Russia Ukraine war as an excuse to increase prices, which makes building a new house so much more expensive. You need to check in detail how much rent you can actually get for the house and if it makes financially sense to build a house now. When it comes to celebrities and rich people, they usually buy already build properties and only resell them later. For the average person it will be impossible to get our hands on such highly expensive pieces of land and houses worth millions.

For example, an entrepreneur who wants to set up a shopping mall, if the location is strategic and many people pass it, it will definitely be included in the records of the assets to be purchased. It's a traditional investment that is profitable to own and pass on to our descendants in the future, but maybe it's different from your country because especially in the city where I live, house prices in particular have entered the overvalued phase so the increase in recent years isn't even that significant anymore, especially because of the pandemic affecting the price, the value of my house has remained in the same range in recent years and can even be said to have decreased quite, sadly indeed, so investing in land or a house will be really profitable as inheritance so it's really long-term, more than 1-2 decades.

Not only land but every other asset which gets expensive with a passage of time is necessary to continue a successful life journey. I have seen many individuals who faces difficulties when they don't have anything from their parents while those who have previous successful history have stronger base.

Those who have nothing from their parents have responsibility to manage family alone and without a parents supports one can achieve goals but lots of time will be required. Billion of dollar, landed properties, gold, bitcoin and even another precious things which is given to the children by their parents shows a vital rule in one's success in future. I don't say that people without money from parents will never be a successful person but I want to say that yes they will surely be successful but it will takes time as they have nothing at start to setup their business or something else as a way of earning.
