Do the real world transaction fees apply when buying real estate (shares)? That’s not something that can be just ignored because you are paying tokens via a blockchain.
These real world transaction fees are similar for LAToken model and for a traditional model. But totally LAToken model will be more beneficial.

The LAToken model has several advantages. a) Blockchain is vital to store property rights of tokens and process transactions which enable secondary market for fractional ownership. b) Tokenisation allows to sell fractions of assets on a secondary market. LAToken make tradable real assets in crypto. This makes illiquid assets liquid and unlock their value for asset owners, while crypto investors enjoy opportunity to diversify crypto portfolio into real assets without exchanging crypto to fiat.

Also several interesting points to addition. - Independent appraisals are used as a benchmark to ensure that the prices are fair. However prices of tokens and property sale are determined by market auctions at the settlement date. - Custodian can be international, there will be many certified custodians. - Custody sells the property at an auction which together with independent appraisal insures that the price is fair. Insurances will be used. - Will be insurance and verification for artworks.

If you don't buy your asset token back on the settlement date, the trustee will sell the asset at fiat currency auction. The auction proceeds will be distributed among the asset token holders in crypto-currency or fiat.
