Owning residential buildings for rental remains the most popular option for most people looking to invest in real estate, after all, food, clothing, and shelter are the basic necessities of life. Also, owning what could be turned into a second home with minimal effort or sold when the equity of the house appreciates sounds like the best of both worlds. Not really. When it comes to real estate investment options, rentals pales in comparison to the exciting prospects in Commercial Real Estates (CRE) for investors looking to diversify and balance their portfolio. CRE offers individuals a direct path to passive Investment and high-income potentials across several industries with lower risk. Passive investment gives contributors a hands-off approach to investment, enabling them to literally “invest and forget about it” — no need for making daily decisions about the investment itself. This option is most appealing especially to less savvy investors, who are not required to be knowledgeable about the asset class they are investing from fund managers. Contrary to popular assumption, rentals are fraught with occupancy risk, more difficult to manage, and higher capital cost per occupant. Owning a single rental means the investor is betting all or nothing on the market while fending management costs and an unsustainable cash flow. But what if you can diversify your risks across a slew of industries and sectors, asset types, geographical locations, and business plans? This is the unique opportunity presented by Commercial Real Estate. Unlike residential, commercial real estate is based on acquiring properties for businesses to operate out of. Businesses pay a lease to use the property for production, storage, or office space, providing investors with steady cash flow and higher income compared to residential buildings. CRE averages an ROI of 6–12%, a vast improvement over the 1–4% residential often return on investment. read that girls and boys https://medium.com/elementsestates/the-problem-of-diversification-in-the-real-estate-sector-10e8c7722e47

Using its native currency, ELES token, contributors can vote from a unique boutique of distressed assets and select which should be acquired, renovated, managed, and sold. These tokens can also be used to rent, lease, or buy properties from the network portfolio. By combining the high profitability and safety margins of CRE with the blockchain and unlocking the immense ROI potentials of distressed assets through an illustrious team that has mediated in many real estate deals in the EU, Elements Estates is redefining real estate opportunities.
opportunities are big and worlwide for adoption!

Ability to buy residential units owned by the Fund. Our users will be able to spend their tokens in order to purchase a real estate from our portfolio. Purchases will be transparent and processed over the blockchain by using smart contracts. Before purchasing certain real estate, there will be a stage of real price discovery through auctions. Auction will be provably fair and transparent as anyone will be able to par- ticipate and monitor the bidding on the Ethereum blockchain. https://elementsestates.io

Elements Estates platform will enable them to pay units in fiat currency according to market price of ELES token at that moment + additional fee (of up to 4 percent). User friendly platform In case there would be potential buyers for units in platform ownership that are not familiar with crypto world, Elements Estates platform will enable them to pay units in fiat currency according to market price of ELES token at that moment + additional fee (of up to 4 percent). Platform will then immediately change this to ELES token through exchange. Reason for offer- ing this solution is not to limit purchaser base only to community that is familiar with crypto currencies, but to offer it to general public as well. We believe that this solution will also ben- efit the ELES token holders, because it will enable easier entrance barrier to Elements Estate ecosystem and increase growth value potential for the ELES token. We predict the beta plat- form will be operational from October 2018 as well as first units from pipeline will be available on platform for sale and rent. user friendly + easy to use + transparency with backed blockchain + ecosystem of ELES token = future usage in realestates and business

For real estate projects we are focused on SEE region for the first phase but we plan to later (after 2019) enter also other regions in Europe. As you noticed the translations of our web page - this is aligned with our strategy of attracting the supporters and contributors of our project from Europe, Middle East and Asia. Majority of demand for properties on platform will come from local and regional market, where people with FIAT (euro, dollars, etc.) money will want to buy or rent properties from platform. We will only enable them that they can in an easy way exchange their FIAT money through a partnering exchange to our ELES tokens. Fiat to ELES and back - how cool is that

perfect plans
Real estate-backed token The development of the ELES platform will take from 6 to 9 months after the Initial Coin Offering (ICO). Decisions on projects, which will be used as an underlying base, will be based on all standard analyses (quantitative, qualitative, static and dynamic with cash-flow projections), checked with our real estate advisors from CBRE, Colliers, or others, and on an algorithm developed by the Elements team that considers the level of risk and the associated rate of return.

The Problem of Diversification in the Real Estate Sector
Owning residential buildings for rental remains the most popular option for most people looking to invest in real estate, after all, food, clothing, and shelter are the basic necessities of life. Also, owning what could be turned into a second home with minimal effort or sold when the equity of the house appreciates sounds like the best of both worlds.

Do we need blockchain? Elements Estates believes blockchain technology will change the world – the way we live, do business and travel around the world. By using smart contracts for transactions (buying, renting, etc.), we will improve efficiency in time and lower costs for all participants. With different voting possibilities, selling real estate on tenders, or putting projects on the blockchain we are improving transparency in the world of real estate as we know it. amazing articles community - read them https://medium.com/@ElementsEstates

Very good point!
Elements Estates brings that dream to reality by giving a decentralized audience the opportunity to get involved in real estate. For the first time people from every step of the ladder are directly linked to portfolios of distressed assets, which can be voted on and thereafter acquired and finalized by Elements Estates. This is all powered by an innovative utility token, the ELES token. Token holders can now easily rent or buy real estate assets across the SEE region without having to worry about currency conversion. Designed and developed with the utmost liquidity in mind, ELES will be paired with third-party payment gateways to further facilitate ease of access.

Elements Estates opens CRE opportunities for its contributors, regardless of class on the most transparent and most secure platform. The platform will expose contributors to a unique portfolio of real estate opportunities curated on the blockchain and governed by smart contracts. The blockchain enables anybody from anywhere in the world to immediately exchange financial values without requiring third-parties to establish and mediate trust.
