No it's not accurate, the difference in points is actually 5 but they have played their 34th match if Arsenal get 3 points today it means they have played their 35th game
And of course Chelsea also have to play the 35th game to get accurate points well here we can see the real point.

It was very interesting match. Everton won by 1-0 goal against big club Chelsea. Chelsea played really well this season but they didn’t play well Their last couple of matches even UCL match.They didn’t perform their last 3-4 matches, their fans are very disappointed their performance. But i Think Chelsea will be ended top 3 in premier Leaugue this season.

I was surprised by Chelsea's loss to Everton today because I have no reason to say why Chelsea had to lose a match they dominated. Chelsea had enough shots but were not lucky enough to score, it was a bit of a letdown even though they are still safe to qualify for next season's Champions League.

Everton is considered to still have a chance to survive in the Premier League next season compared to Leeds and Burnley. So far Everton still have 1 match in hand which they can probably maximize for points. But considering there are some tough match waiting for them, then I think it is still possible not to see them next season in the Premier League.

Mancherster City and Liverpool remain on course for the championship. No one lost, but it was really close for Liverpool. City had a great game and won 4-0 against Leeds United. It was a perfect game in all situations. Everything worked well and they take the 3 points easily. Strong performance and only 4 games left in the season, and i think for the Championship.

Both teams have the rest of the game with the club below them. So it doesn't seem to matter for the next game. Maybe Man city are ahead because of the gap of two points. If they win in all the remaining games they will definitely be champions. Then Liverpool seemed to be Just Totenham for a slightly tough League game, other than that there was an FA Cup match against Chelsea. So it seems that many will bet Man City the champion.
