I am not sure if you guys realise, but the pre-sale was just a registration form for people who want to invest over 100ETH.
No ETH was sent yet, so they haven't collected anything.
They asked for your ETH address and how much exactly you want to invest and will be checking the addresses today to make sure you have at least that amount.

But the ETH will be send on 31st.

Sorry for the question. If i am correct you can invest the real tokens for economic rights. What are this economic rights in detail? Is the main aspect the acquisition of property or is it more likely the rental of  a property?

Exactly, it is a lot... given the fact that it wasn't announced before (at least a lot of us didn't know) and that probably few Europeans registered as it was during the night.

Yes 25k eth is a very big amount, a great sucess for the pre sale, and I think people how have filled the form to participate at the pre sale is serious people and will send for sure their eth the 31. You needed to have at least 100eth to participate and real team will check your adresse soon. Its a good news for the ico, that mean a lot of big investors want to join the project, and they are not alone, I see a lot of people want to be in, REAL visibility is huge.

Hopefully the actual ICO will be more Europe-friendly in case it would get sold out quickly. I didn't even see the pre-ICO until it was already over and had no chance to participate.

Whoever sells to US residents immediately becomes a violator of US securities laws. So this is a defence against an accidental American in the investors' pool. US ppl can only play in US ICO's which are very different, cost more... trust me, it's good that US is fenced off. It will eventually be seen as a tragic mistake that cost US a lot - but so far, so good. There is more than one way to structure a deal like that but this is how they decided to proceed.

Forgive my ignorance, I take it this is not the normal for an ICO? Bitcoin Suisse must be under some pretty heavy banking laws.

I think - not sure though, haven't yet read the main ico rules - this is just for people wanting to participate via BitcoinSuisse. In other ICO's that was for people who were willing to pay a premium for

a) paying in fiat
b) not bearing the trouble of investing/having the knowledge to invest with crypto
c) having guaranteed access

If you simply pay with crypto from your own wallet, most often you don't have to supply any information.
