There are still people who think renting is far better than just buying properties or real estate. However buying them has got a plus point in the long terms and that’s increasing valuation for those properties. The value of land, house, shop, or basically any solid state property would always rise with the time because of the demand and supply circulation. Over the period of time population would grow exponentially and it will cause ultimately up surge in the demand of such properties. Take example of overly populated city with urbanisation. The cost of apartment, small suits or shops has got skyline prices. No one could afford it but those who had invested into it already would benefit from it. I think it’s far better to have possession of the property rather than just renting it out.
In today's time if you own your house you are among rich ones because the value land and properties are extremely high and its almost unaffordable to buy it on your own so you have to go for rental options . Yea that takes your maximum income and earnings as rents are high too but these things are essential you cant run away from them. |

Education is a very important thing for finance, someone who has a good basic of education will certainly be successful when managing money, this is what makes the first choice of a lecture is usually a department of economics, in addition to being a financial expert, of course education can deliver to become an entrepreneur .
Being educated is a good thing and your advantage over others. But having an education doesn't guarantee anything. Do you manage your money well? Can you become an entrepreneur? Will you make money or not...It all depends on how you use and apply it. That is also why many people are highly educated but unemployed and blame education. But they do not look back at them, it is all because they are too ignorant, lazy, and do not know how to apply and apply in life to create benefits. Finance might seem like an easy thing for most persons. You assume it to be just figures and as such, with the least knowledge as per being able to add and subtract figures, your on track but, that's not all to it. There is a lot more that can be deduced from numbers. They are the only thing that stays true all the time and as such proper documentation and reconciliation is vital. That's where education helps you to archive and it creates room fir understanding concepts easily. One who isn't educated, even the smallest concept might prove difficult to grab and numbers would always be that and nothing more. Education is important for financial dealings you cannot learn about every detail by yourself. Financial literacy is a must for business and accounts dealing if you look for any other options you might end up in trouble . Somethings can be learned by practice and experience but some requires proper knowledge that is acquired by education. |

PCB was also in favor of hosting the matches in UAE/Oman, since they would have received gate collections. But the other boards were against that idea.
And I also think that this PCB favor was good and It would have been better if the Asia Cup was played in UAE/Oman (due to India Pakistan Crisis) because now first the teams will go to Pakistan and than to Srilanka. But I am in the favor of this decision which has been made by ACC. Means It was the Asia Cup and it should have been played in Asia so they have made a good decision I think. Finally a good news for cricket lovers specially the most anticipated match of ACC Pakistan vs India is going to happen. Sensible decision by PCB and ACC. These upcoming months are going to be exciting for cricket fans . |

The wicket pair of Virat Kohli and Ajinkya Rahane is India's hope. These two batsmen are unbeaten on the wicket so far and both are batting with a lot of responsibility if they can build on their partnership then India have a chance to win this match. India now need 268 runs to win. With seven valuable wickets still in hand, it is possible for India to win the World Test Championship if they bat patiently. The match depends a lot on Virat Kohli and Ajinkya Rahane, that's why I said because after that, there are no responsible batsmen like these two. So these two batsmen have to take this innings a lot further.
Aussies have got two big wickets this morning of kohli and Ravindra Jadeja. The game is very much towards Aussies now. India still need 257 more runs to win and last recognised batsmen Ajinkya Madhukar Rahane is on the crease. India are chasing a target of 444 which is never chased before and it becomes more difficult if the opponents is Australia. Still 79 more overs to be bowled today so defiantly we will have a winner today. When you see that India has lost half their side and the likes of Virat Kholi are no longer available. It's obvious that Australia would win this match from here. Also, there are still 2.5 sessions left in the match. People can hope that India may bat out all these sessions but currently, this does not seem happening. Looking back to this final and you will realize that India lost it in the very beginning when they let Australia scored 450+ runs target in their first innings. After that, there was just no return for the Indian team. All hopes gone for India as virat kohli, Ajinkaye Rahane and jadeja all are out and now their lower order is just finishing the match on a decent note . Australia played brilliantly in all 5 days and they deserved to win this final . Their batting and balling was phenomenal. India missed out on the finals of the World Test Championship for two consecutive seasons. India were defeated by New Zealand in the previous season and this year they lost to Australia by a huge margin of 209 runs. Rohit Sharma's team was confident this year after losing the previous WTC final but in the end Team India failed to perform as confident. If a team like India performs like this in test cricket and against an opponent like Australia then how can India expect to win that match. England's condition was slightly in Australia's favor because we generally know Australia England New Zealand's wickets are usually bouncing wickets but the Asian continent's wickets are spin assisted wickets, this advantage has been taken by Australia in the Test Championship. Maybe Australian cricketers were used to England Pitch conditions. However it is unfair to point out reasons for the loss. Rohit have claimed that the opening order who were expected to perform didn't do well. According to me, the wicket of Gill is unlucky whereas the wicket of Rohit Sharma and Pujara is an unwanted one. Rohit was in good position and there is no need for a sweep shot by the time. Soon after that Pujara went for an uppercut as if he's playing T20. Boland was good in giving breaks and Nathan Lyon taking the end order who were good in the first innings. Indian performance overall wasn't upto the mark as it should be in a final they couldn't control runs plus they couldn't take wickets that's why they have lost the final. Australia deserved to be champions because of their wonderful performances. |

India is going to lose the ICC World Test Championship by a huge margin of runs. A while ago India had seven wickets in hand but now India has only one wicket in hand with 220 runs needed to win.
With Virat Kohli and Ajinkya Rahane at the wicket, India were in good shape but the fifth day started with a major collapse in India's batting line-up.
India's batting woes in the first innings were clearly visible in the second innings as well. It is only a matter of time for Australia to win the World Test Championship as India have only one wicket in their hands and one wicket can fall anytime as there is no experienced and recognized batsman in the wicket now.
Congratulations in advance to the Australian cricket team for winning the World Test Championship.
That was a lot quicker than we expected last 3 wickets gone in blink of an eye . India should have played a little better or competitive, anyways congratulations Australia for winning his ICC test championship 2023 they deserved this title as we have seen their performances. They were outstanding overall and better luck next time india they lost after coming to this point. |

You don't actually need an MBA to start a company. MBA is just a way to gain more knowledge.
You can learn everything you need online pretty fast, without wasting too much time getting MBA.
And you probably know that the best way to become good in business is to DO business. This experience will be WAY more valuable that any MBA.
Yes exactly for starting a new company you need a good capital , a good plan and hardworking professional who can bring you business up . MBA degree is just for your knowledge but these business skills you learn from interacting with people and experiencing different strategies. |

My friend's story sends me a signal: no matter how much I earn right now, try to keep my job and souce of income stable. I am also a family man and have responsibilities. Anything bad can also happen to me so I have to be prepared to the unforseen problems, although I am doing fine now. Make hay while the sun shines. That's why if you have a family or have a responsibility, don't just focus on one job. Because if you only focus on one job and don't have a business or expertise in other fields, when the company goes bankrupt or gets fired, you will definitely feel confused about finding a new job again. But it's different if you have a business or useful skills, when the company where you work has problems or is fired, you definitely won't be too confused about income, because you have a business that is already running and controlled. To start, you don't need to have a very large business, the most important thing is that you already have income and can be developed. That's true the rate with which inflation is rising is too high but the salaries and income is same and government is not willing to increase them too much . Yes everyone's purpose of life Is to take good care of their family and provide them with all possible necessities and all of us wants a steady income for that but the question is what is steady income actually? |

It is also not sure whether the bowlers of the Australian team will be able to break this pair. It is not possible to say in advance that the bowlers of the Australian team will be able to strengthen their bowling performance tomorrow. But Kohli of Indian team is very skilled and talented batsman. If they can survive by using their skills strategy. Then this match will go in India's favor now let's wait till tomorrow to see which way the game will turn
Both batsmen Ajinkiya Rehane and Kohli are experienced players and they are now well set especially kohli which knows the technique of scoring runs without big risk . Australia bowlers bowled well in the first inining and restricted india team under 300. In the second inining India batting looking better and we cannot say that Australia will win this final easily. 280 runs with 7 wickets in the hand are not tough and India could win also. This partnership is very important for india team. tomorrow will he interesting day as Australia will be looking for breakthrough while india batsmen to save wicket and score runs. From 93 of 3 to 164 of 3 this partnership between Ajinkaye Rahane and Virat kohli have given hope to their team members and country that they can win this final. Day 5 is the most important day for both teams Australia and India, Australia needs to take wickets if they want to win this final of test championship. |

Don't have much to say about the Indian performance. Unless the oldies like Kohli and Rohit are removed from the team, I don't think that India will ever again win any of the ICC tournaments.
Such a failure of the Indian top order batsmen in a Test match like the final proves that some changes are definitely needed in the Indian team squad. Rohit (15), Gill (13), Pujara (14), Virat Kohli (14) except Shubman Gill, the other three are definitely older and more experienced in the Indian team. However, such a bad performance in the Indian first innings in tomorrow's match will certainly show the need for several changes in the Indian team. Unfortunately, if India loses this final test, captain Rohit Sharma will have to answer to the Indian team management. But only the batting department should be held accountable. The bowling department has performed fairly well. The way India started batting aggressively was their mistake in a test match there is no need to rush for making runs. Instead of that first of all settle on crease understand batting conditions and then start scoring they lost 5 wickets in this aggression . Now today will decide how Indians will stand again or Australia will continue to dominate this test . |

United Arab Emirates vs West Indies
Today is the third match of West Indies vs UAE series. West Indies have won both the last two matches. West Indies won the series by winning two matches. UAE will be whitewashed if West Indies win today's match. I think West Indies will win today's match. Because West Indies have performed well and won the last two matches. UAE failed to score 250+ in last two matches. UAE scored only 206 in the first match and 228 in the second.
No one is expecting the United Arab Emirates to defeat West Indies. For the West Indians, this tournament will give them some preparation ahead of the ODI World Cup qualifier, which is about to start by 18th June. They are placed in the same group as Netherlands, Nepal and Zimbabwe. And trust me, it is not going to be easy for the West Indians. Nepal is in terrific form, while Zimbabwe will have the advantage of playing at home. And then Netherlands has a reputation of making upsets. Even if they qualify for the super-6, getting in to the finals will be tough. An important match for UAE to avoid them from a whitewash but obviously west indies have more chances to win this ODI than UAE. West indies Is a stronger and more experienced team than UAE. |

What a disaster! Again the top order and the middle order batting collapsed. Australia domination continues on the second day as well. I have as of now zero hopes from Indian batters. Travis Head by the way has recorded his name in the history books. He became the first batter to score a century in World Test Championship followed by Smith. The third day would be crucial as we will be able to know where this match is headed. At the moment the road looks very bumpy and steep for India.
Though its too early to say but things are in favor of Aussies thanks to Smith and Head magnificent batting. Australia are good in all format since there are always batsmen and bowlers who can rescue in time of crisis. Australia were 3 for 76 on day 1 before Smith and Head stepped in. Indian team just came back after playing IPL and may be that's the reason there batsmen are unable to cope with test format requirement. India need to score 300 runs at least in first innings to remain in the game. Today is an important day for India as they need to do something to lift up their team for this final ,they still have 5 wickets in hand and they can do good with just a strong partnership. Australians definitely have their morale high they will come with high spirits to nail day 3. |

@Sithara007 I believe that the player’s are impacted psychologically due to their home condition’s cause they were performing decent before the invasion took place. Furthermore despite minimal facilities they do have lots of talented player’s but lack of strategy and proper guidance is effecting their growth hence I feel that they can improve a lot if they’re provided good facilities.
This is not a valid argument, IMO. In that case the Afghan players should perform poorly in the IPL as well, right? On the other hand, Rashid Khan was one of the top wicket takers in IPL, and many of the other Afghan players like Naveen ul Haq and Noor Ahmed also performed quite well. And in terms of quality, playing in IPL is much tougher when compared to playing against Sri Lanka. Not sure what happened with the Afghan national team. They need to improve their batting. It has been their weak point for quite some time now. These ups and downs are part of cricket and this can happen with any team, Afghanistan is a very strong team and no one can deny that they have evolved and improved alot in cricket , yesterday match with sirlanka there batting went bad and that the reason they lost . Afghanistan has some world best players in their team who are making alot of name for their game. In future we'll see many good performances by them. |

Bhen Ch*d these guys don't take these WTC Finals seriously at all.
No practice matches before both finals, bas muh utha kar pahuch jayenge IPL se. Really pisses me off despite having so much talent and working their ass off in 2 full cycles they always let down everyone in the finals. Then they will say we lost because of bowling.
No Axar and Ashwin to bail you out so Koach and Puji need to step up big time.
The Super hero of IPL, Mr Gill , who was the most successful batsman in the home series IPL, Shubman Gill hammers highest IPL playoffs score, have you seen him how he got out in this final? He left the bowl which was coming straight to hit the middle stump. lol The Indian team is tired of playing 2 consecutive months IPL and you have pushed them straight into the Test Final. Please have some mercy on them. They are not Robots, they need some time to do shopping with the money they earned in IPL  Seriously that was too much for them, they have played long 2 months ipl and now this final . But you know final is a lot about pressure and tension plus there is alot difference between t20 and test matches . They failed badly in batting and balling both hopefully in 2and innings Indians can come back stronger. |

It is too early to say but I have a feeling that anything above 400 runs would make it hard for Indian batters. Australia has lost 7 wickets but the they have already scored 422 runs. If the tail enders are able to add an extra 50 runs to the scoreboard then Australia would have a psychological advantage. Smith and Head batted like they won't be a next day. Just look at their SR, head has 93 and Smith has 45. That is very agressive batting by both of them. Expecting Australia's first innings to end today and India to start batting.
Indian ballers should stop Australia from making any more runs and take 3 wickets as quickly as possible because 430 is already a huge trail to follow, India should start batting today so that can come back stronger in giving lead and have time margin in hand . Australia literally surprised everyone with their batting , India definitely didn't have this in mind before choosing to field first. |

I was expecting Nabi and Rashid to bat either agressively or defensively, both failed to deliver. On thier home ground Srilanka does play good and in Asia cup they would be a team for the final contention.
Here in that case I will say that the bowling of Srilanka was good so the batsman didn't remain on pitch for long time. The batsman didn't make much score. So the Bowlers of Afghanistan team could not do anything for the team. 116 runs was nothing for the Srilankan team. This match was looking as a T20 match because Srilanka chased the target with in 16 overs. Excellent performance by the Srilankan team. Wasn't expecting such low performance by Afghanistan, sirlanka came prepared to win the series but Afghanistan batting totally collapsed. Not a single player scored any runs and as result sirlanka won easily 9 wickets. |

Australian batsmen Travis Head and Steve Smith held firm after three quick wickets fell on the first day of the World Test Championship against India. These two batsmen have held the team together brilliantly. A crucial partnership of 251 runs came from these two batsmen for the fifth wicket partnership. So far these two batsmen are unbeaten on the wicket. Travis Head 146 and Steve Smith 96 runs remain unbeaten.
Travis Head's batting looks like he is batting in an ODI match. However, the second day's play will begin shortly, hoping Steve Smith can score a century and Travis Head can score a double century.
Australia came out to bat again today. Scored 410 runs in 107.1 overs. So far Australia has lost 7 wickets. Australia could have scored more runs if they had not lost 3 wickets so badly on day 1. Australia after losing 3 wickets. Went under a lot of pressure. But now the run over wickets are all right. India initially put Australia team batsmen under a lot of pressure. But India started to perform poorly in bowling. 2nd day Australia still going strong, 427 runs on 7 wickets they can still make 500 + runs easily with these wickets and pace . Australia started really off but Steven Smith and travis head strong partnership brought Australia in a stronger position. |
