Or just have no moderator and let them go head to head for as long as they can handle it..

$400mm in debt is nothing when you have $2-$8 billion in assets..
How many of you have mortgages?

You mean a mortgage where the whole principal is due next year and there is no income to repay it? I don't have one of those.

It’s called a “balloon” payment mortgage/loan, which are very common in residential land contracts and commercial real estate loans..
Basically just means the loan has to be refinanced within the term.. I’ve had one myself..

Real estate investing, usually, is a game of making more profit on the investment that it costs to service the debt on the investment.. For example, look into the BRRRR method..
For most it’s more of a cashflow game than an assets/equity game.. But Trump is very heavy into the equity/assets side, actually owning the majority of his holdings without being leveraged to the max, which most are..

Most real estate “investors”, who “own” many rentals, usually have them all very close to maxed out in leverage as a way to expand..

When Trump says his debt to assets ratio is low, well, “debt to asset” ratio is a very common metric in the business world, especially real estate where most use a lot of leverage..

If you buy the propaganda that Trump is broke because he has loans, you probably don’t understand how the world works..
All fiat money is debt btw, I think you would know..

Real estate and the credit system are kinda a couple of my many other interests other than crypto..
Anyone wanna chat about how to max out your credit score and how to use it to make money off of the banks? Heh

Hope this wasn’t too much of a spoiler because I’m about to watch it if I can find it..

Why did you start another thread on this when their is already a very good one started by Theymos?

I do not see tax minimalization as immoral at all..
I might not even feel that actual tax evasion is immoral, depending..

The N.Y. times right?? Yeah...

The OP is likely a sockpuppet of mosprognoz, a disgruntled former DT member who got kicked out for being a complete moron.

I think it’s mooseprong too based on their similar and repeated attacks on myself and others with the same bs claims..
Both accounts are getting red tags from me if they don’t remove themselves from my attention relatively immediately..
109  Other / Politics & Society / Re: [BET] Trump or not Trump 2020, eddie13 vs suchmoon on: September 27, 2020, 02:16:26 PM
Not sure exactly what he has managed to achieve that can be classed as a success for the citizens of the USA.

SCOTUS judges
Isis
Iran deal
NAFTA
NATO
China
Obamacare fines
Had the economy booming before the China virus
Reduced regulations making businesses easier to start and run
Reduced taxes

Things were going excellently before Covid really, but the left has quite successfully blamed Covid on Trump and shut everything they can down to make trump look bad, even admitted in that aoc tweet before she deleted it..
Also inflating Covid numbers and deaths for maximum fear..

110  Other / Politics & Society / Re: [BET] Trump or not Trump 2020, eddie13 vs suchmoon on: September 24, 2020, 12:32:52 PM
The wall would have been a lot easier and cheaper if it wasn’t caught tooth and nail every inch of the way..
It is a threat to national security as soon as the flood of immigrants can vote..

Authoritarian?
Even something as simple as masks, Biden has no qualms about even stating in his ads he wants to implement a nationwide mandatory mask order..
It’s not even comparable.. The left is so authoritarian they are nonchalant about it.. They advertise it..

You are a problem with what trump did with Ukraine but not what Biden did in Ukraine?
Really?
Same with the Russia scandal, accuse Trump of exactly what they themselves have done..

The media is also absolutely disgusting.. Pushing their leftist agenda in everything they report..
Can you not see it?
111  Other / Politics & Society / Re: [BET] Trump or not Trump 2020, eddie13 vs suchmoon on: September 23, 2020, 09:39:45 PM
It’s completely impossible that Trump just wants to do well for the United States.. Right?

Yes. He repeatedly attacks groups comprising most of US population, like immigrants, Democrats, or women, so it's safe to say that he doesn't consider himself as working for them, let alone wants "to do well" for them.

Well I disagree..
It’s about doing well for the future of the country, not doing well for those who don’t care about the future of the country..

Immigrants and democrats don’t care about the future of the country, mostly.. They just care about what they think is shortsightedly best for themselves, and most women are too sympathetic to put logic before feelings and put freedom and opportunity of prosperity before giving free stuff to poor people..

If you want to try the power hungry authoritarian card, that lies squarely at the feet of the democrats/left..

Increase immigration of people that do not hold the values this country was founded on so they can vote selfishly.. Increase taxes on the real value creators to make life easier on the net negative taxpayers (getters).. Ban guns so people feel safer in more temporary security.. Reduce freedom of speech so people don’t get their feelings hurt.. Increase the scotus judge count above 9 so the founding principles can more easily be trampled.. “Mandate masks nationwide”.. Further socialize healthcare..
And on and on and on..

Clown world..

I just spent 2 days downtown Grand Rapids and yeah..
The world is insane, Biden signs everywhere, city people are off their rocker crazy, the hospitals down there treat you like you are entering restricted military space or some shit..
The people are so conditioned to obey authority it’s scary..

Imma stay innawods..

Took grandpa to have a minor surgery, he had to stop to pee..
Stop at gas station and let him go in alone, I didn’t hear this till later..
Woman in there stopped him from using the bathroom because the bathrooms were “closed for Covid”..
She says she’s sorry, and he says “I’m sorry too because if you don’t let me in there I’m going to piss right here in the floor”..
She didn’t let him in the bathroom, poor old man couldn’t hold it and pissed his pants literally on the floor just like he said..

I knew we had to go buy him new pants, but didn’t find out till the next day that they refused to let him in the bathroom because Covid..

Autocorrect seems to be forcing me to capitalize Covid so I’m going to have to go back to saying china virus to spit it..

Hope we can get one more good scotus pick..
It is the main reason real conservatives vote trump..

So what do you think will happen if he lets one get confirmed before the election?

Was just thinking about it...seems like his best play is to sabotage whoever he nominates and blame the democrats.

After RGBs seat, it's unlikely there will be another opening in the next decade let alone next 4 years. Think about it.

Maybe I'm missing something, but Trump letting a confirmation happen or seem inevitable before election day seems like it would be a big mistake.

What? No...
SCOTUS picks are more important than him winning the election..
If the main reason for electing him is to install good conservative judges, why would I want him to delay appointing a judge?

He should most definitely slam one through while he can, Incase he loses in November..
SCOTUS picks should not be some pawn to be toyed with to try to gain a little edge in an election..

If he can get his judge in before the election, we will be happy that he did what we put him in there to do..
He has been doing a quite fine job with this thus far.. He has been a pretty darn good president from my view..

3 good judges, better than expected...
Damn good thing we elected Trump in 2016 and not Clinton..

I still think trump is going to win regardless of any SCOTUS games you may like for him to play..
I saw Theymoses post on this too, and I would rather have the pick than one more or less little edge for him in the election..

That’s like risking losing your kids in a divorce to argue about who gets to keep the cat..

117  Other / Politics & Society / Re: Why doesn't Europe just take on every refugee from Turkey? on: September 03, 2020, 09:43:24 PM
Thatd be illegal to say in the US too - freedom of speech only goes so far as to not incite violence doesn't it in the US?

No.. I can say “trans men are NOT women” all I want 100% legally, and I do..
Because trans men are not women.. But that’s besides the point..

In the US you can say you hate white people, or Asians, call them crackers or gooks or bug people or even say nigger all you want legally as long as you don’t CALL for violence..
And that’s the way it should be..

“Xxx racial slur people are disgusting and I hope they all die in a fire” - perfectly legal
“Xxx people should be punched in the face” - bordering on not legal..
“We should beat xxx people whenever we see them” - not legal
“You should throw rocks at xxx people” - not legal
“Those terrible xxx racial slur people all stink and should go back to where they came from” - legal

Unless you say it about white people, then I guess the laws don’t apply, seemingly.. Or even your favorite tech giant codes of conduct like twitter and reddit..
Like “kill all white people” seems to be perfectly acceptable just about everywhere..

You can even like, question the history of the Holocaust, and even fly a Nazi flag in front of your house if you want to.. If you want to.. If you believe such things or simply just want to piss people off for the lolz..

You can even go around in public in a kkk hood.. The kkk even have public demonstrations because they have the right to speak and gather just like everyone else..

Freedom is pretty nifty Wink

1st amendment.. Freedom of speech..
It’s 1st for a reason.. Very important..
118  Other / Politics & Society / Re: Why doesn't Europe just take on every refugee from Turkey? on: September 03, 2020, 08:52:38 PM
Europe is already gone.. Get thrown in jail for saying such things as “trans men are not women”...

Might as well just let all the “refugees” in and in a generation or 2 they can just vote to implement sharia law..

The problem with letting many refugees in is that they do not hold the same values as the host country..
In the US this is especially a problem because we true Americans value such things as freedom of speech, liberty, and firearm rights.. All of these immigrants will vote those values of ours right out the window in exchange for free stuff and letting more of their family in..

Our values made us the greatest and most powerful countries that we are, but immigrants these days don’t understand that and will just vote for what benefits them rather than what is actually good for the nation as a whole and it’s future.. The future of freedom and individualism..

Climate change shills: “appeal to authority”

Obviously most universities are infiltrated by marxists/communists..
Also any government organization is the government and therefore biased towards increasing the size of the government in any way..

All these people trying to starve the trees of CO2..
At our current CO2 levels plant life is like barely surviving compared to history..
